Stay NJ, Senior Freeze & ANCHOR Explained


Big News for New Jersey Homeowners & Renters!

If you’re a New Jersey homeowner or renter, especially if you’re 65 or older, you may qualify for thousands of dollars in property tax relief through three major programs:

  • Stay NJ Program (New for 2024!)
  • Senior Freeze (Property Tax Reimbursement)
  • ANCHOR (Affordable New Jersey Communities for Homeowners and Renters)

Applications are NOW OPEN, and the process has been simplified with a single, combined application.

 


 Stay NJ Property Tax Relief

The Stay NJ program is designed to help senior homeowners by reimbursing a portion of their property tax bills.

Benefits:

  • 50% of your property tax bill reimbursed
  • Up to $13,000 in future years
  • $6,500 cap for 2024

Eligibility:

  • You must be 65 or older in 2024
  • Owned and lived in your home for all of 2024
  • Income below $500,000
  • P.I.L.O.T. (Payments-in-Lieu-of-Taxes) are eligible
  • Mobile homeowners are NOT eligible

Note: Benefits are calculated after Senior Freeze and ANCHOR are applied. Payments are expected to be issued in early 2026.


Senior Freeze (Property Tax Reimbursement)

The Senior Freeze reimburses eligible seniors and disabled residents for increases in property taxes or mobile home park fees on their principal residence.

 New for 2024:

  • One combined application for Senior Freeze, Stay NJ, and ANCHOR
  • You no longer need to calculate your own reimbursement
  • Your “base year” remains the same, unless your town reassessed your property

 Eligibility:

  • Age 65 or older or receiving Social Security Disability as of Dec. 31, 2024
  • NJ resident and homeowner for all eligible years
  • Meet annual income limits
  • Must meet all eligibility requirements from base year through 2024

 ANCHOR: Property Tax Relief for Homeowners & Renters

The ANCHOR program provides direct property tax relief to eligible New Jersey residents, including renters and homeowners.

 For Homeowners:

  • Must have owned and occupied a home in NJ on October 1, 2024
  • 2024 income must be $250,000 or less

 For Renters:

  • Must have rented and lived in NJ on October 1, 2024
  • Your name must be on the lease
  • Rent must contribute toward local property taxes
  • 2024 income must be $150,000 or less

 Coming Summer 2025:

  • If you are under 65 and not receiving SSDI, your application will be processed in summer 2025
  • You may receive an Auto-File Confirmation Letter
  • Otherwise, you’ll be able to apply online manually
